Quick Start Guide

This is not a substitute for the Kaimala Marina’s House Rules(please refer to the House Rules and read thoroughly), but a QUICK REFERENCE GUIDE to help bring awareness to common questions and concerns about our property -especially for new owners and tenants. If you have questions, please see the Resident Manager (Guy Mazzanti).
Note: there’s no significance to the order in which they are presented.

Trash: 
- Even though the trash receptacles look like commercial dumpsters, they are emptied twice a week by the City and County of Honolulu trash trucks just like the ones that pick up from houses.  If you wouldn’t put something in your household trash, don’t put it in the dumpster.  Don’t leave stuff sitting next to the dumpster – it’s either trash or it’s not. There are options for disposing of other materials...see the Resident Manager.
- We have recycling bins outside the trash areas but the only materials that the people that empty them will take are the ones they can turn in for a fee.  That’s mostly returnables (items that have a marked deposit) and glass
  containers.  No newspaper or plastic (except for beverage containers).  Anything else placed in the  green bins gets transferred to the dumpster –if you really want to recycle it you’ll have to leave it somewhere else.
- The schedule for bulky item pick-up is on the bulletin boards. Items can only be placed at the curb the night before – the City and County of Honoluluwill levy fines against the property otherwise. There is a transfer station in Waimanalo and there may be other options for disposal of trash that can’t go in the dumpsters...see the Resident Manager.
- Don’t leave your hazardous materials in the trash rooms...we can’t dispose of it any easier than you can.  Do some research, be responsible.

Safety:
 - Park in marked stalls only.  Leaving your vehicle on the side of the roadways inside the complex is a safety hazard and at the very least inconveniences all the other drivers.  Visitor parking is for visitors, notresidents.
 - There is no playground on the property but there are several options elsewhere. Parking lots and the small amount of open area are not a substitute and kids MUST be supervised...just “being home” is not enough.
 - We have 90 apartment units and a little over 5 acres. The House Rules are there to set standards in areas that have
historically been a problem, but there’s a need for “aloha” on the part of all who live here and the people they invite. 
Be aware of the effect of your actions on others, be patient with their actions. If you feel you have a situation that must be resolved by a third party, contact the Resident Manager.
- We (The Homeowner’s Association) will, reluctantly and after appropriate warnings, issue fines for House Rule violations.

Recreation Area:
 - BBQ Grills:  We are fortunate to have Natural Gas for our grills instead of propane; it’s more economical and cleaner burning, and a quick note to those who use them. Please clean the grill right AFTER using it.  
 - Swimming Pool:  There is No Lifeguard on Duty at the Pool, and children under 13 must be supervised by a resident adult. Toddlers and infants using the pool must wear a “Swimmer’s Pampers” type of protection for their children. Rough play and screaming will not be allowed. Please shower before using the Pool or Hot Tub. 
-  We have an area by the pool that can be reserved for groups of up to 35 people, with kitchen facilities. Please contact our Resident Manager to reserve the area on complete the process online. 

Misc:
- Keep your pets leashed on the property, and clean up after them.
 - If you want some of the fruit from the trees growing on the property, see the Resident Manager or fill out the 
online form....don’t help yourself. 

Boat Docks: 
- The gates have childproof latches.  Push down on the bar and push (or pull) the gate open...adults should let their kids show them how it’s done.
- None of the boat slips are attached to specific units in the complex, they are assigned when residents bring a boat to the property.  They cannot be “reserved” and they may not be assigned near your unit although the Resident Manager will do his best to accommodate you.
- A boat moored here must be registered to a person living here and have current state (or federal) registration and a current Hawaii Kai Marina permit.
- No alterations to the docks are permitted without permission of the Board of Directors.  No new cleats, fender mounts, pad eyes may be placed without permission.  No holes are to be drilled in the concrete.  Any alterations that are made must be removed and the slip restored to its previous condition when the boat owner(or boat)  leaves the property.
- Extension cords are a temporary (less than 12 hours) service.
- The hoses and reels all belong to other residents, but are available for use by other people.  Please turn the water off when you are done and return the hose to the condition in which you found it.
- Storage on the kayak racks is at the discretion of the Resident Manager.
- There is plenty of “local knowledge” about boating in the Hawaii Kai area and boat maintenance among the boat owners here...use it by asking the Resident Manager questions.
- Kids need adult supervision when down on the docks.
