Happy Holidays from Your Board of Directors:
In observance of Halloween, we have decorated a few palm trees in orange and purple lights that will be illuminated on Friday, October 21st through the 31st.
Environmental Solutions (arborist) will be here at the end of October to work on the trees that are not Arecas.
Richard at 808 Maintenance has been performing a lot of repairs throughout the complex, so if there are any urgent issues that need to be addressed, please contact Michelle Zeigler, Resident Manager, right away.
Unit Registration Forms are available online or you can contact the resident manager and receive it via email.
HOLIDAY SEASON COMMUNITY REMINDERS:
Holiday Decorations: Christmas and/or New Year decorations between the dates of December 2nd, 2022 and January 10th, 2023. We will be decorating various palm trees and the guard shack for Christmas this year, our very own winter wonderland.
MODIFICATIONS OF COMMON ELEMENTS:
The below references to our Declaration and By-laws are what the Board has advised on numerous occasions regarding modifications to common elements are to be vetted through the resident manager and the Board of Directors before making any said repair or modification. The lanais and front entrance decks are never allowed modifications. Any damage due to the unauthorized modifications will be paid for by the owner of the unit. If you currently have tile or flooring on top of the cement deck, you are at risk for significant costs if water intrudes into existing structures below the surface of the flooring.
By-Laws of the Association of Apartment Owners of Kaimala Marina, “Article V Obligations of Apartment Owners, Section 2. Maintenance of Apartments, Every apartment owner shall at his own expense at all times well and substantially repair, maintain, amend and keep his apartment, including without limitation all internal installations therein such as water, electricity, gas, telephone, sewer, sanitation, air conditioning, lights and all other fixtures and accessories belonging to such apartment and the interior decorated or finished surfaces of all walls, floors and ceilings of such apartment, with all necessary reparations and amendments whatsoever in good order and condition except as otherwise provided by law or the Declaration, and shall be liable for all loss or damage whatsoever caused by his failure to perform any such work diligently, and in case of such failure after reasonable notice to perform shall reimburse to the Association promptly on demand all expenses incurred by it in performing any such work authorized by the Board of Directors or the Managing Agent. Every apartment owner and occupant shall reimburse the Association promptly on demand all expenses incurred by it in repairing or replacing any uninsured loss or damage to the common elements or any furniture, furnishings and equipment therefor caused by such owner or occupant or any person under either of them and shall give prompt notice to the Managing Agent of any such loss or damage or other defect in the project when discovered.”
“Section 3. Use of Project, (o) Nothing shall be allowed, done or kept in any apartments or common elements of the project which would overload or impair the floors, walls, or roofs thereof, or cause any increase in the ordinary premium rates or the cancellation or invalidation of any insurance thereon maintained by or for the Association.”
Declaration of Horizontal Property Regime of Kaimala Marina, “F. Administration of Project, (g) Not erect or place on the Project any building or structure, including fences and walls, nor make additions or structural alterations to, or exterior changes of, any common elements of the Project, nor place or maintain thereon any signs, posters or bills whatsoever, except in accordance with plans and specifications, including detailed plot plan, prepared by a licensed architect if so required by the trustees, first approved in writing by the trustees and also approved by a majority of apartment owners (or such larger percentage as required by law or this Declaration) including all owners of apartments thereby directly affected, as determined by the Board, and complete any such improvements diligently after the commencement thereof.”
The Board of Directors have scheduled a raffle to be taken place on Wednesday, October 19th at 7:45 p.m., or at the conclusion of budget meeting. The winner will have seven (7) days to produce a permit in order to take possession of the kayak, and then they will need to send the resident manager a picture of the kayak’s location on the marina.
PARKING LOT SAFETY
Please be aware, for the safety of all, that our parking lot is also a pedestrian walkway and drive accordingly. Drivers sometimes move at a speed appropriate for a roadway, so be aware and watch for neighbors, people walking their dogs, and especially children. Additionally, the parking lot is not an appropriate place for children to play, please ensure your children are aware, especially children on riding their scooters, etc.
The complex website is now current and has been updated to ensure the latest information and initiatives are provided as we move on them. Kaimalamarina@org.com has every form or contact number that you will need.
Please be aware, for the safety of all, that children should be accompanied by a parent or guardian AT ALL TIMES while their children are on the marina, and especially while engaged in fishing of any kind, which could be a potential trip-and-fall hazard that the Kaimala Marina AOAO would not be responsible for in any way.
Alakai Mechanical will be performing high-risk pipe assessments on individual units (t/b/d).

KAYAK and SURFBOARD OWNERS
In order to store any kayak, surfboard or other vessel on Kaimala Marina common element racks, they must have a current (yearly) Hawaii Kai Marina registration and current decal placed on hull.
Once registered, send a picture of your vessel, with the location where stored, to the resident manager via text message or email so that it can be indicated in your file for future reference.
Any kayaks and surfboards stored on racks without decals and not registered with the Hawaii Kai Marina will be removed from the property, and the owner will be responsible for reimbursing AOAO for the disposal.

KAIMALA MARINA Town Hall Meeting

HOMEOWNERS: Please join us for some snacks and refreshments and to engage in productive conversation about Kaimala Mariana AOAO condo docs: bylaws, house rules, the declaration and HRS 514B), and how to continually put the best interests of our community in mind.
Please be advised the staff of Kaimala Marina are not on duty on weekends for pool area cleaning. Residents are asked to please be mindful of other residents who use pool and clean up after themselves. If the garbage is overflowing, kindly remove to dumpster as a trash bag will be available for replacing if necessary. Pool area is cleaned daily on weekdays as well as pool check for proper chemical balance and cleanliness. Mahalo for support.
If you received a registration form to complete, please deliver it to Michelle, the resident manager in her office, unit 506, it can be deposited into the mail slot also. Michelle is working to ensure all residents are accounted for and in the event of any emergencies, she has the proper info. We greatly appreciate your valuable time in completing.

Board of Directors Mahalo
The volunteer Board of Directors have been busy since Guy retired to fill in the gaps from meeting contractors, obtaining estimates, to the extensive resident manager replacement search. Countless hours have been devoted to ensuring the best possible service continued, and Resident Manager hire went off without any delay. We are very grateful to have a dedicated group to devote so much time. Please do not hesitate to attend any of our regularly scheduled meetings. We will be taking a break in July but will resume in August. Please watch the bulletin board in the mail area or check out the website for updates on our next BOD meeting.
New Resident Manager
Kaimala Marina would like to welcome our new Resident Manager, Michelle Zeigler. We are excited to have her join our beautiful community. If you have anything which requires attention during business hours, you can stop by the office, call the RM cell, or post an issue on our site and it will be addressed.

Unit AlternationsPlease ensure all unit alternations/remodeling are approved in advance by Board of Directors. All contractors are required to be licensed and insured and are not allowed to work on Sundays. The form is available in the RM office and the Kaimala Marina Website.
West Oahu Aggregate is our new vendor. Our old bins will be replaced with new ones on Thursday, July 7th. Please be aware that the bins are not to be used for bulky items, nor waste from unit construction. An appointment must be made with the City and County to pick up and not to be left earlier than 0600 day of pickup. There is a refuse center 15 minutes away in Waimanalo for direct delivery.
We will initiate at least two committees with owner participation to advise and help in planning; first up, a docks committee and landscape committee. More info will be available in mid-August.
The complex website is now current and will be continually updated to ensure the latest information and initiatives are provided as we move on them. Michelle responds to each issue once posted and will provide continual progress or updates as she learns of them.

The Holidays are just around the corner. Best wishes to you and your families and hopes that your New Year is filled with success.
There have been two incidents where items were stolen on the property. One in particular was in broad daylight. Both incidents were reported to the police. Please be vigilant and lock up your valuables. The criminals are opportunists and will act if there is a chance, they think they can get away with stealing another person’s property. If you see something you wish to report, please contact our Resident Manager (808)395-6454 or call Security (808)208-4873 between 9PM and 5AM.
